Any Scottish PH'er in the same boat? House has been on the market for around five months now, one person has come to look. One person!

My flats been on market 9 months had a few viewings first 3 months, changed agents and had a few more, but nothing for last 3 months and no offers.

I changed agents to get one who was on GSPC and was much happier at the level of interest and feedback; but still no sale.

Flat in same block did go to offer and I assume it's sold; through Slater & Hogg; they were offering 10k cash on completion; not sure what it sold for though. Was on market about the same length of time.

Problem with City Center flats, there are too many new flats being built; so people go with them instead; sometimes wish I'd never bought the place!

Feedback from my agent; there is just no-one looking at the moment.

Also, have a look at home , find what else is around in your postcode and how long they have been on the market.

Yes, same boat for me, been on the market for almost a year and a half."Sold" once but buyer couldn't get mortgage finalised, and one ludicrous low offer. Mine also is offered under so called valuation, but I suppose it's supply and demand and market conditions that dictate the price, just sitting on it now waiting.
There have been 6 in the same area on the market, the only two that sold were the 3 bedrooms, ( mine's two.)
Not much help to you, but your not alone.

This surprises me and the ROS stats still show prices static.

Year on Year comparison
Scotland £152,528 £153,515 -£987 -0.6%

I would love for them to be on the increase, but the year on year stats show prices static/ going down across the board.

Although the month on month stats show some areas going up including Edinburgh, it's based on reduced stats and only one month so who know what will happen with June's stats.

My bad - I should have specified my comment was based on month-by-month stats smile

Defo here in Edinburgh anyway where prices were never really affected by such a *huge* amount.

Statistics are almost useless as they show an average for a huge geographic area, every big city will have micro markets where houses are selling for more than or less than market value, or slower or faster than the norm - my own street has 1 house for sale for 2 years now, but other similar homes have sold in weeks for similar prices, because they're better presented/marketed.

Has your agent tried anything different, as what they are doing isn't working it seems. I'm shocked by how many houses I see that have been on the market for 1 year or more with the same photos, same description, untidy gardens, no for sale sign in garden etc - sometimes your agent needs to be creative, change the order of photos on the websites frequently, reword the description, pay to get photos professionally done (not just by an estate agent that happens to own a camera), get a video walkthrough done, make sure the gardens, windows, car on your drive etc are always immaculate, get a website put up specifically for your home, check what websites and newspapers your agent is using, just sitting it out probably won't work!

ETA just looked at the ad, house looks impressive, however your agent doesn't list on rightmove or s1 homes which most big agents do (solicitors are somehow reluctant to do this which restricts their advertising reach), which will hit people who perhaps aren't familiar with espc or don't like the espc website, i.e. those from outside edinburgh who might be looking in the area. Also, theres a 6 bed in your estate for sale for £200k more on rightmove, potential viewers looking at that house on rightmove may have seen yours and thought that they might not need 6 beds after all, at a lower price yours may appeal more - just a thought.

I sold a 4 bed townhouse in Dundee at the end of May. It was well priced compared to similar properties, had been recently refurbished, and was for sale at under the Single Survey Valuation.

It sold almost exactly 2 years after it was put on the market. The number of viewers over that time was less than a dozen. I reckon in any other market conditions it would have sold within a couple of months and there would have been some competition to purchase it.

I think stats show in the Edinburgh area Rightmove has nearly twice the hits of ESPC these days - whereas in aberdeen the ASPC still rules. You need to know your local area, and what sells where.

PS Anyone want a 1 bed flat in Linlithgow? - thats how I know these things!!

Not really. More than you think actually. Family friend had their house up for sale. Offers over 3.1 million, 30+ views.

This ^

Traditional houses in the West End of Aberdeen mostly seem to be selling within two weeks or so for roughly 15% over valuation yet a few miles out of the West end nothing really seems to be moving... About a month ago there was a big upward move in house sales but i think it has cooled down again..

Cant add much more for anything outside aberdeen tho, sorry!
