Yes im getting abit nervy that something is going to go wrong, It shouldnt as im a first time buyer and there is no onward chain. Is there anything else that could go wrong???

I also owe a thank you to the ph collective. I think i have seeked advice all the way along the buying process so a bid thank you for all your advice!!

As long as you've already exchanged then not much can go wrong...

Just be careful of breakages when moving stuff (insurance helps) and enjoy it.

You'll be knacked when you're finally in, and on the edge of your seat till the call comes in saying you can get the keys.
But it'll be the best thing ever.

Mortgage funds not arrive on time to complete, seller die during the night, house burn down, Conveyancer forget that you are supposed to complete tomorrow until too late... :biggrin:

Seriously don't worry. You are paying your conveyancer to sort this out, it's what we do for a living. Out of over 180 completions last year I can only think of 2 that didn't complete on the intended date, one 'cause someone died and the other because the bank forgot to send the mortgage funds...twice!

If your Conveyancer is worth their salt they will be on top of any problem as soon as they are aware of it and it's unlikely you will even find out there was one until they call you to confirm you can collect the keys.

A huge part of my job is knowing what to do if things don't go to plan, and that's the time when people find out the difference between the conveyancer they are paying £350+vat and the one that charges 500+vat
