Try the environment agency website, they should have an accuracy disclaimer that will give you an idea.
At the end of the day these things tend to pain the worst picture, not the best.
No but the only worry if what if the flood map is revised and the risk area increased?
You need buildings cover for a mortgage and, if you for any reason can't insure the property, it could be a major issue.
And I suspect that most areas on the map have never and may well never flood..

As a developer the govt. has as usual cocked up. They (the enviroment agency) implemented a new model a while ago form a new professor. this has been extrapolated and has now covered most of the UK in a flood risk. Heres the funny bit the new model was written to say how high the river defenses would need to be to stop the river breaking it's banks...
On average the new model showed an increase in mean river flood heigh of about 2m. The Enviroment agency model just extrapolated this over the surrounding countryside and did not calculate flood plain disipation...end result a map that is total bollox and hundreds of thousands of pounds wasted.
For example Leicester city council have paid for an independant model to be done to allow them to overturn the enviroment agency when they respond to consultation on planning. Just think what thats added to council tax bills. Other councils are struggling to rule against it as any overturn by the council goes striagt to fatty two jags who they have to substantiate why they did it and without spending loads on a third party report how do you substantiate.
Summary is I think the enviroment agency has done it to get more funds from the govt to continue jobs for boys.
Result is all our insurance goes up planning for development is far more expensive and difficult to get and house prices go up. This is on top of a rough guess £20k per unit increase ove rthe last three years for hidden taxes on new homes...
So in answer to your question ask the locals whether it flooded ion the last big flood a few years ago or in the 60's if the answer is no then no it may well not flood as they have been highest in 100 years recently and three hundred years in 60's. However if you are covered on the map then you will pay more for insurance...

Northampton had as i'm sure you saw on news a few years ago, some catastrophic flood, killing
people as a result, geographically, the very flood plains artificially created to protect town in the 70's turned out to be useless,as they were on the incorrect side of the town from where floods occured
Tap-Bath----Plughole, (but other side of bathroom mat)
homes affected are now suspicously well decorated and in excellent repair downstairs often with brand new windows/fittings while up-stairs remain in more traditional state of repair
oh, and any markings on walls or other fixed point of refference, which says things like
'got to this height
or moor dinghy here'
might be best avoided
is there a national flood map on-line we can visit BTW
