Building a house - cost per sq-m

Not a builder, just interested in self build. Although I am doing my City and Guilds Bricklaying at the moment!
The price I quoted is for a house built comply bit not exceed current building regs. It doesn't include the land costs, which of course vary enormously by region. Build costs don't.

We're currently at the bathroom stage of our build and tiles range from 8p to about £30

Could you explain that a bit more Ben. The plans I'm looking at are three storey.

Obviously if you were to only charge 1/3 of the going rate you'd be busy but poor.

You wouldn't be able to build a B&Q shed for that rate.
Housing authority two storey detatched dwellings typically cost £850-£1000/m2 excluding fees, land quisition costs and other non construction expenditure.
Private development dwellings based on the same size start at £950/m2 (the spec will determine the rate) plus fees, etc.
Currently going through the planning stage with our self-build. Basing our calculations on 1000 pounds/sqm (reasonable/good quality build in South East), and hoping to better that, but very aware that most builds go over budget.
Looks like the biggest 'cost' of self-build is your time, which is absorbed totally. Sanity goes next.

£565 would pay for your superstructure and foundations on a traditional, simple house.
You would then have the costs of services, preliminaries(1), site works (roads, landscaping etc) and overheads.
I have not long finished a development of 36 houses at an outcost of £950/m², which is cheap in today's market.
(1) For the uninitiated, prelims are the costs of the site manager, site setup etc.

So a single story is 4-6x, double story 6-10x three story 8-14x
A may not be quite right with the multipliers, it's also dependant on type of building, materials, blah blah add an extra £loads for each nice feature
Don't overlook things like ktichens, fully fitted from £4k to £60k
and I think we know which end of the scale Mrs Yertis will be after What you really need to do is work out the ost per meter of a "3 story traditionally built portland stone detached house with a big kitchen 2 bathroom etc" decide if you can get the right size in what you want then adjust the specs accordingly
