Extension rough cost

Looks like I was wrong. South East prices from me though.

Had a 2 story ext'n done 2 years ago Extended the back of the house approx 14 feet out & approx 18 wide. Kitchen & 2 bedrooms. Had a mate who is a builder do it & along with some other mates & the wife did all the hard graft of digging, manhandling all the bricks, buying stuff & the general organisational stuff that goes on within a build.
£1200 for plans & planning permission. £2500 for kitchen (kept wifie happy) all in total including decorating & carpets. about £25,000
by doing alot of the "donkey work" keeps the cost down.
another mate had his bungalow wxtended & was quoted 2 prices , one of £35K & the other of £55K. This is in Norfolk. an area of higher house prices & lower wages.

Figures came from a builder friend last year, so may be a bit out of date

They are correct and current, as ive just set up house insurance the rebuild cost is £110 per sqft
