Extension rough cost

Tried google and the serach . . .

Anyone know how to get a rough cost for a 2 story extension on the side of a house. Existing rectangular pitched tile roof, brick built, site is level and clear, extension in line with existing outer walls so 20' x 15', location Ipswich

we don't actually own the house

we are in Taunton at the moment

but we are considering buying it, hence the question

I bid 80K.

On the basis, that it's probably about a year and a half's work for one man, plus materials.

This doesn't include any of the many unforseen things that could cause the whole thing to cost an awful lot more.

It might be £2.50, on the basis that it's made from Chocolate.

On the other hand, it could be £1M, on the basis that it must have rocket motors, and be able to take you to the moon.

Friends of ours in Kent paid £50k, for a similar size, just for the building work, planning permission, drawings, internal decoration not included.

To build a house from scratch is approx £100 per square foot of "footprint". Hope that helps.

Figures came from a builder friend last year, so may be a bit out of date

Had a 2 story ext'n done 2 years ago Extended the back of the house approx 14 feet out & approx 18 wide. Kitchen & 2 bedrooms. Had a mate who is a builder do it & along with some other mates & the wife did all the hard graft of digging, manhandling all the bricks, buying stuff & the general organisational stuff that goes on within a build.
£1200 for plans & planning permission. £2500 for kitchen (kept wifie happy) all in total including decorating & carpets. about £25,000
by doing alot of the "donkey work" keeps the cost down.
another mate had his bungalow wxtended & was quoted 2 prices , one of £35K & the other of £55K. This is in Norfolk. an area of higher house prices & lower wages.

They are correct and current, as ive just set up house insurance the rebuild cost is £110 per sqft
