Why do I feel so responsible all the time??

Dont know what kind of answer I am expecting from this thread but any insight / help would be appriciated.
Here is my current situation - My landlady is selling the house (no hurry as yet - only just going on the market and I intend to move into a room afterwards).
I have found a houseshare thats gonna happen around the 1st October. Thing is for some reason I feel bad and feel that I am letting the current lodger and my landlady down by moving out.
This is what is confusing me because my landlady has never done me any favours - she has left me alone pretty much which is cool but the rent has always been far to high and other small things. The lodger that I share with I hardly know anyway and he will pretty much have to move out when I go as the furnature is all mine.
So why do I feel that I am letting people down when
a) I am giving the landlady a tremendous amount of notice for me moving out and
b) the lodger is not my problem and I dont really know him that well anyway!!!
Is there any way of removing a no-sense guilt problem easily?!
Im going to annoy the cat :)

1) You're doing your landlady a favour by moving out.
2) Your co-lodger is nothing to do with you.
Sometimes, you have to put yourself first. I know it's bad and naughty when you're supposed to be living in guilt and giving all your money to Africa, but that's just fashion. It will pass. You are the most important person in your life. Only if you put yourslef first can you then help others.
