Can anyone suggest what would be out best way forwards.. currently got a crappy mortgage but can change in a month. Need 85% LTV and self cert handy (it's quite a big boy) . Know I'm asking the impossible just curious as to what we think. Have to admit I find it baffling. Seen some deals that are fixed for 2 year at a tiny tiny rate then kick your teeth out in year 3. What's the point ?!

there's little or no point in doing an extended tie in deal, just comes back to bite you in the ass after year 2... best bet is a low fixed rate, no extended tie ins, no stepped products, no HLC and daily interest, there are other bells and indeed whistles one can add on also if one so desires.

hold on and i'll check the best deal for you...


....abbey will allow you to self certify @ 4.49% for a 2 year fixed rate, it has all the requisite features I mentioned above although it does have a slightly high arrangement/booking fee of £599

They do bung that on the end of the loan though

that is true, but being burdened (joking!) with FSA regs I must give 'best advice' at all times and best advice is to pay it upfront to avoid incurring additional interest charges.

I bet you feel smug knowing you have the best deal on the market it's a good feeling isn't it?

up to 60% on remortgages, 4.54% up to 75% LTV and the fee is only £399, and 4.59% up to 75% if you want free legals (saving you about £250ish)

careful of the help with costs tie in for the £1,000 cashback they give lots of people getting caught in that at the moment, I get the feeling you are the kind of person that would look at all the t&c's but nonetheless, a friendly warning!

ps NR's terms and conditions for fixed rates are far and away the best you could hope for - almost as flexible as a one account

I know that, you know that, most people are ok with the idea, but the FSA is run by civil servants ok? and we all know what level of grip a civil servant has on reality in business

I am actually quite a fan of the boxster S, I was definitely not until I drove one and found it exemplary in almost every way...really annoyed me afterwards that my Ginetta is unreliable, poorly built and draughty..but i'd need a V8 in the boxster, then we'd be talking!

hmm. dunno...possibly a G32 if it was really boxy and looked like an MR2 mk1, I can't really think off the top of my head - have a look here and it should help you

Hi minimax, what about the Halifax 4.29% 2 year fixed which is also self cert below 75%, free val, free legals and £599 fee?

At 85% BM solutions have got a 2 year 4.49% but with a huge fee. 4.79 without it.


And Tonker, a Boxter S, you big girl, get a real car that knows which end is which!!
