A long shot perhaps but always like to cross a PHer with a bottle for a favour rather than someone I don't know :)
I need a rental valuation doing on a property that I own - I'm not going to hold anyone to it, I just need to prove a point as part of a general re-jigging of self-cert finances and if possible, I don't want the hassle of dragging local rental agents out of their cozy offices to see/vlaue a place that they'll never have placed with them anyway. Wastes their time & more importantly, mine. :)
It's in the North West (Nr Ormskirk). I can email photos/details through (I'm not asking anyone to gimme a blind opinion, after all, I may be wrong!).
It was valued last year at £185k and with yields according to ARLA being of order 5% (although some saying higher at 6.9%) then the figures work out fine for what I want to show,
(I can't simply point to past income as proof as I've got a relative in there on peppercorn rent but I want to be able to demonstrate the market rate).
So anyone with a suitable background want to do a quick ballpark valuation & earn themselves a bottle of something tasty?

Thanks Richard, not seen that site before but tried the same with fish4homes and difficult to find a suitable comparison on either with not many being listed or all being the new build estates in neighboring areas. (This property is a nice old cottage, near a canal, with a lovely garden, exposed beams etc which I think will carry a bit of a premium)
Houses are the ideal thing to advertise on the web but it seems that a lot of agents still haven't worked out how to get their lists online in a timely fashion. Ho hum... back to plan b

If you register, you can do a postcode based search on actual property sale values in the area.

Ta, I know upmystreet, it's quite a handy site. There's another one www.ourproperty.co.uk that's good for seeing sale prices too.
I know what the house is worth as it was valued last year but I'm after an appraisal of the rental it'd fetch.
