House sale query - strapping for roof trusses
Discussion
Hi
I am very close to exchanging on my house but got a call today to say the buyers mortgage required additional strapping be made to the roof trusses in my house.
This is news to me - the house was built in 1990 and I have never known of any issues with the trusses.
My concern is that the buyer will now expect me to pick up the cost.
Does anyone know roughly how much this would cost? It's a 2 bedroom semi.
thanks
Craig

Do they refer to (vertical) strapping at the wallplate or (horizontal) strapping at the gables?I am very close to exchanging on my house but got a call today to say the buyers mortgage required additional strapping be made to the roof trusses in my house.

For the vertical strapping, probably a day's work for a joiner, tens of pounds for materials, and a bit of making good and re-decoration - for the horizontal strapping probably even less.
FYI, straps should be at 2m centers in both cases

this will give you a idea of strapping, to a gable wall,

if they are saying the wallplate strapping needs doing, this will be a pain, it means that the wall plates need fixing down to the inner wall, which means plaster to come off in local areas, (approx 1m deep x 50mm wide) and then of course redecoration.
you should find out what type of strapping is required, unless the buyer had a full structural survey i doubt nobody would of checked what straps where installed.

thanks for replies
first I heard it was a condition of the mortgage now I hear its a "put the buyers mind at rest issue"
estate agents eh?!
I'd explain back, that if they want to do changes to their house AFTER they have bought it, to put their minds at rest, they are perfectly entitled to, but while it is still your house it doesn't need them.first I heard it was a condition of the mortgage now I hear its a "put the buyers mind at rest issue"

do you know if its the lateral restraint straps [ metal L shped things] or Timber bracing, either way, i'd suggest to them that as a 10 yr old house it must have passed the local authority inspector or the ten year garantee .
i had a not to dissimilar experience with a purchaser, his surveyer noted what he refered to as cracks in my perlins and would need an estimation for there replacement, i told the potential purchaser to tell his man to go f
k himself if he didn't know the difference between shrinkage cracks and stress cracks in 100 years old timber. Noethern Rock surverer, Ha, tosser,
also the house i live in now had my surveyer recomend i up date my roof bracing to latest spec, i asked him why i would want to waste my time and money doing that as it had stood perfectly safely for the last 30 yrs, another tosser,

Although strapping the plates down may not be the issue....it may have been that the trusses are strapped over the plates....and the trusses aren't fixed to the plate as such.
Hope that makes sense.
