a question for those who were waiting for the market to crash - when will you be buying?

Years away, market has a long way to go down yet. We've not even started to see effects of the job losses come through.

Would seem sensible to get in when a small average rise is seen.

When first time houses come to within circa 3X salary would be about the right time IMO.

When I can a house for the same money as 1250 sheep. Currently it's about 2500 sheep to the average house ( depending on the sheep of course )

I've recently dipped into the market to have a look, in my humble opinion its not the right time yet, i'm going to review it next year, unless i can make an offer on something, which i think wont drop in value.

If you can put in a low offer on something then go for it, it's what everyone else will be doing untill the market looks like its picking up again.

timmy, I thought you'd be more interested in a pen rather than a house

That's the thing isnt it..... there's goin gto be a lot of FTB's chuckling into their hands about how well tey are going to do, and thenat some point, they will lose their jobs, same as lots of other people.....

I'm looking at the moment - Not scrictly 1st time buyer, but in the same position, i.e. deposit saved, need a mortgage to finance it, no other property to sell.

There are a few around my neck of the woods which are worth looking at, but I'm not going to pay the asking price. There is one which needs some work doing to it, up for 110k, was up for 120k a few months ago, and I have offered 100k.

I'm looking at it for a place to live, not somewhere to get a profit. As a result, if house prices do fall further, it shouldn't be a problem, as I don't intend selling it. (Or at least not for a long while.)

we sold ours July 07, couldnt find anything to move straight over here in the wilderness (about 4 hours drive for the old house) so decided to rent for 6 months and keep an eye on what was happening with the crunch that was on TV an all that.

sitting on my hands for at least another year i think!

Pretty soon for me. Got my eye on a 3 bed flat in a converted victorian lodge. They were going for 135K as new conversions a couple of years ago. Snapped up by BTOLers. There is is one up for 90Kish at the moment. If its still about at the end of year I will give it a punt at 80k.

I rent a 2 bed flat (read 1 bed and 1 walk in wardrobe), i have a sizeable deposit but will probably not be jumping into buying my first home for a while yet.

I'm not, the stamp duty thing hasn't worked (no one seriously expected it to did they), why they think the government taking a share in a property is going to entice anyone to buy I don't know and now we've got the government by the short and curlies by holding off until the market has shattered on the floor. Personally I'm looking at 18months away (at least) before I'll be looking seriously at getting a property.

Iain

FIrst time buyers wont get a mortgage any time soon unless they have at least £40k deposit. How many have that I wonder? Fek all probably. Many FTBs have over the last few years been taking hand outs from parents for the deposit. The parents have been cashing in equity to do this.

not any more they wont.

We're overseas but want to buy in the UK for investment but also to have somewhere to come back to if need be.

We'll easily have over a 20% deposit (so hopefully a mortgage won't be a problem) and we think that we'll start really doing the research next spring with a view to be able to make a move any time after that when we think things are going to level out.

Estimating early Autumn 09.
