Rather than go to comparethemortgage.com or the like where they're likely to ring you every 10 minutes, I thought I'd throw this out to the PH collective.
Probably not the right time to be considering a mortgage, but with all the decent tradesmen short of work at the moment I thought now may be a good time for doing the home and garden improvements that I've been planning, and hopefully save a few quid.
So, does anyone know where to find the best interest rate, no mortgage at the moment, 100% equity in the house, need in the region of 40 to 50K

Thanks in advance

Depending on your circumstances (and usual amounts help on deposit) consider offsetting combined with a lifetime BBR tracker - your 'deposit' is always secure from any bank defaults and with a relatively small mortgage that you have mentioned will have a great impact on rate savings. Furthermore, a smallish mortgage may not justify remortgage fees on shorter term deals, hence the 'lifetime' rate.
HTH.
