Anecdotal maybe but...

I've got a bullet proof credit history, an LTV of anywhere between 55 and 65% (depending on pessimism), I only want 2x earnings. I'm a 20 year customer with a previous mortgage with them and up until now a great relationship with them. I want to remortgage away from a offset type mortgage to a standard tracker.

Boy am I having a fight. Working up the food chain now but it's no pretty.

I'm betting on two things at the moment:

1/ They're hoarding cash as asia starts to tumble
2/ Their people are so st scared of anything slightly odd (company director) that they're losing the plot.

Only other thing I can think is that they pulled the rate I want the day after I paid the booking fee and the booking expires 3rd November. Maybe with rates heading down they're not liking their own deals any more but I'd hope they are not that disingenuous.

Whats your profile number?

I'm nothing special to them (a 75) and didnt have any problems with a decent loan rate, inbranch coffee and a host of other things

Ask 'em next time you happen to call to check your balance

TBH, I think they're just fkwits. Had a lot of problems and slow progress when getting my remortgage sorted, with lots of left hand/right hand situations, and unreturned calls, and lost forms, and..... well, you get the idea. All was well in the end, but was a bit stressful.

try LTSB?

I've recently secured a +0.89 BOE tracker, 75% LTV. I too have an excellent credit rating and was amazed that I don't have to provide proof of income(and no I don't bank with them)

No problems with First Direct which is part of HSBC.

I'm lucky - I don't need to do this - but it's so at odds from previous experiences I had with them. You can't ever speak to the branch now - has to go through a call centre, the people in the branch don't return calls. I might just get their top rate and then take all my other business elsewhere.

Hi,

This might not be the cause, but sometimes...files get pulled. This can be for auditory purposes, to make sure the FA or whoever is following due course. Other times it's anti-fraud measures (quite common), others it's just inactivity. And finally it;s simply down to the fact that they will run whoever or case #567890 through the mill.

There are other factors to contend with like the changing rates, and I do know that it happens. Calling through the food chain can help.

Olf - were you a co director when you applied for the fist mortgage? That may be part of the reason?

Switching in an dout of offsets is tricky as rather than just switching the rate as they would say on a variable rate to fixed rate swtich they tend to treat it as a brand new application.

get yourselves a mortgage advisor.
they charge about £300 but to be fair they can find you just the deal you are looking for.

Thanks and I understand the benefits of a good mortgage advisor but I found the deal I want. Not even a mortgage advisor's going to help with an unwilling lender.
