yes the best one was the ones we are using at the moment, i called up about the house and they said.

"oh right, that one! well its miles away from anywhere and its difficult to find, there's not really a market for that type of property around here anyway so there's no rush to view it"

Its half a mile from letchlade, just off the main road, i found it no problems and it was actually everything we wanted.

If it was my house i was letting id be pissed big time.

Im trying to give notice on one property and move to another rented place

Unfortantely current letting agent firstly were trying to tell me my rent date was different to what it actually is, and thus I wouldnt be able to move until xyz (giving notice effective from rent date). They then didnt reply to the new agencys reference request, and the new agency didnt chase them for it.

The new letting agent took the organisation fee apparently without oking the move in date with the landlord, which is now in question. They lost the reference from my workplace and failed to fax over a replacement.

I need to give notice on my current place tomorrow if im to be able to move to this place, and yet because of these cockmonkeys utter ing uselessness I am left giving notice without having any idea if I will have a place to move in to.

If it all goes tits up both letting agents are going to be paying for any expenses incurred one way or the other!

I've registered with quite a few letting agents on the interweb. Told them I need 2+ bedrooms, House or Bungalow, MUST have an attached garage, 20 miles radius of work and £X limit.
You've guessed, I'v been offerred mostly 1 bedroomed flats, one allocated parking space, 30+ miles from work and the lowest price being slightly above my maximum!

if you've checked the contract and they haven't, then you are in the right. if you both have checked the contract and each copy says differently, your date takes precedence, but you may waive this and use their date if you wish (notify in writing). not replying to the new agency's request is fairly normal (it's done on a good faith arrangement, thus open to abuse) but wonder first whether new agent actually have sent it over in the first place, they may be covering their arse due to incompetence smile

why can't you just delay it by a month? or if not possible/convenient, is this the end of your agreed tenancy period, or are you giving notice to break (for example, using a 6 month break clause of a 12 month AST?) if you're breaking, you must be precise with your dates, but if you're coming to the end of the agreed contract you can turn it over on a week-by-week basis. most l/lords would be happy with this (in my experience, etc) smile

because obviously his bad experience and what may amount to (presumably) your bad experience means you've enough evidence to form a certain opinion..? I am tempted to call you a complete moron, but in actual fact (charitable mode on) I think you're more likely to be reasonable people simply following a fashion smile

I had the same sort of thing with Foxtons. I was very clear I definately needed a garden and atleast one bedroom. The fkwit took me to two places, one on the 2nd and one on the 6th floor of new developments. How hard is it to show someone what they are asking for???

Not me mate. I really like my letting agents. They do a very good job for me. I just like posting random rubbish on here.

this is a problem with the way the staff are trained, not necessarily the neg themselves.. usually smile

their business model relies on getting the app to compromise, ie to make them think that they have set their budget too low. in reality of course, their prices are the "Foxtons" price to overcome their very high fees to the l/lord (something like 18% + VAT, I think that's managed but i'm not sure, okgo will be along in a moment to correct me, and 26% + VAT for short lets wink and 2.5% sole agency for sales, 3% multi - no negotiation - take it or leave it smile) and they manage to convince people of this by taking total ownership of them.

if the neg is following their training correctly, they will contact you more frequently (from a withheld number, so it's always a calculated risk missing their call, lest it be someone you actually DO want to speak to), qualify you more thoroughly, be open longer hours, and more days than anyone else.

the problem is that they often have lots of stock, but spread over a very wide area.. so you might say to the neg "2 doubles, 650sqft, period, clapham south, £400 a week and the neg will (following the training) qualify you and see if you'll compromise on any of that, or if not, which 1, maybe 2 requirements you absolutely will not compromise on (thus almost giving them permission to play with those requirements you've not been specific on). then they will show you:

1. everything you're looking for, a lovely flat, but a price compromise

2. a stter that's nominally everything you'd want apart from (above a chippy/next to a pet shop/on a dual carriageway/etc etc etc) being a location compromise - in brixton on the wrong end of abbeville road

3. everything you're looking for, in the right area, but a size compromise.. a 1 bed, or a 1 double 1 single, for example.

this is the way they should do it, according to mantra.. and it often works, particularly because more often than not, they really are the only agent in touch with you daily, constantly requalifying what you want/need/won't compromise on etc and therefore when they make the easy close "i've got just what you're looking for!" it's hard to disbelieve them, and they often will have it, too... just it'll be over budget smile

that, my friends, is an abridged version of exactly how I was taught and in fact did work for 6 months smile silly me, but we all make mistakes smile

in essence, richyb et al, if the neg doesn't follow this tightly, they look a nob and waste your time. if they do follow it, they often will be able to close you on a property, but it may well end up wasting your time because it'll be too expensive/a needless compromise... but, perhaps 50% of the time, they will close someone successfully and thus be able to legitimately claim that they "get more for property in the local area" .. because although it sticks in the craw a little (and only really concerns lettings stock these days, I won't/can't be bothered to go in to why their sales methos doesn't work in the current market smile) they really DO achieve higher prices than other agents..most of the time smile

A lot of insight their minimax but in my case the guy was just a nob. One bedroom ground floor flat with a garden in West London is hardly the holy grail to find. I see 2 or 3 advertised per week just for my road.

during my time there I can honestly say that I only met (out of hundreds, as the division used to meet at my office) 3 people I actually thought: hey, they're not s! ..that's got to be below average??? (or perhaps above average for that company) biggrin

The reasons I know that these guys are particularly st is I ge a call every month or so with some new nob introducing themselves as the new point of contact instead of XXXXXX who is no longer with them. I must have had 10 contacts in the 18 months I've lived here.
