There are plenty of sites where you can find info on house sale prices but is there any way to find out how much plots of land have sold for? Cheers

yep - land registry, can be done online for a few quid IIRC. I looked into a few local derelict plots a few years ago.

Very easy to find the info! £6 later i have full details of a plot of land with planning permission for 4 bed detached. Now what's the "average" build cost?!!

Are you in the industry? So lets say the land cost them £63K, 4 bed detached can't cost more than £100K build? So quite a bit of profit to be had in their optimistic £275K asking!!

£70k!

I've seen people pay £30k just for a single storey extension.

I guess it depends where in the country you are, and the quality of finish you want to achieve.

Isn't it something like £1000m3/m2 (not sure which it is) for a good quality finish

I make that roughly a 70sqm 4 bed room house.

I dont think even Barratts make them that small.

Depends on the size. I work on roughly £1000-£1500 per sq metre depending on quality of finish!

I think you'll find a fully fitted good spec house with a decent kitchen (not Howdens) will cost considerably more than £100k

If it's a cardboard rabbit hutch! I'd say £200k - based on 2,000sq.ft. @ £100 per sq.ft. (sorry to be old fashioned) for high quality build.

If the build costs £200k(+ land) then they are making zero profit so i doubt it.

I've been told that roughly 60% of tht price is in labour though. It depends on how much of the work you wish to do yourself.

In my no doubt naive plan I intend to have the house made watertight with the finished frame, skin and roof on, then do most of the interior work myself.

As you say the quality of finish makes a massive difference but if you are willing to spend the time then a big saving can be made imo.

I await being ripped to shreds for my optimistic outlook haha.

So say £100k cleared, but then less tax, insurance and risk:reward/getoutof bed money.

So £40k actual profit?

generally 50% of cost is attributed to labour regardless of the element

the big risk in a new build is getting out fo the ground, once you're constructing the superstructure (assuming that you don't vary the sepc in any way) it's fairly plain sailing WRT to cost

bear in mind what your time costs you

it may save you £40k fitting out a house but in the time it takes you to do that you may have earnt that nett
