Tanking Systems.

Hi All,

I need to find a relatively cheap solution to stop damp / penetrating water into a room that will have about 2 1/2 feet of it below ground level. we are going to lower the floor in a room in a barn to allow useas it only has about a 6 foot high ceiling at the moment.

as the barn is set intio a hill on side of the new room will be above groud level on the down hill side, but the opposite wall will be effectively 3 feet below ground level and will be used as an earth retaining wall, the two side ones will also be effetively below ground up to 3 feet.

I have use a full membrane tanking system before , with underfloor drainage and a sump, but that was on a completely burried structure and it seems alittle over kill ( and quite expensive ) to do that in a room that is only partially below ground level.

Have thought about internal cement based tanking screed , and just a bituman membrane and then a chemical damp proof course when the wall gets about outside ground level, but obviouslt dont want anything with a limited life or thats going to fail.

any suggestions appreciated.

dig the hole twice as deep?

I would have thought that Bituthene would be a perfect solution.

Most important thing imho is to ensure you have an effective land drain on the external retained side of the wall.

Ruberoid do some good tanking details online, and their products arn't bad either
