Right, well it looks like I just bought a house.

The view from the front line in my part of the world is £290k asking price, £209k sold, with deposit paid, stamp, legals, carpets, tiled, turfed and fully landscaped.

Dont take that as gospel for what is happening around the rest of the country though, I cant say.

28% discount and ready to move in by Xmas. Its a house not a flat, so the 40% deals we saw a cpl of weeks ago are not really doable. Im sure some of the P&P cynics will find fault, but the deal works for us oh and we like the house smile

Well done fella. It's a good buy for the long run.

If a few more people start snapping up deals like this we'll have this economy turned around before too long

Well there are ppl out there doing deals because people are recognising that houses will not be as cheap again for sometime.

Newbuild developers are in different situations, the trick seems to be to see who has stock and inventory they need to shift, so are looking to deal. I suspect once they have got rid of their current stock levels it will let them get to grips with the economic situation and plan accordingly. I dont think the deals then will be as generous as you can possibly get now unless of course the current economic situation drastically worsens. If that happens of course then well, frankly we are all in the crapper anyway and there wont be much I can do about it!

This was a good deal for us on a good property and we are looking for a home, somewhere to stay for 5-10yrs, not a flip property.

That's a good deal and it needs a few more people to buy into property to get us back on our feet.

Sadly too many people are waiting to "nick" everything for nothing.

This is part of the problem when they do hit rock bottom (lets hope thats not far away) and once we all realise, there will be a lot of panic buying and so the cycle returns

That is a complete misunderstanding of the psycology of markets.

At the point where everyone thinks buying a house is a crap idea - that is when the market bottoms out, and slowly, very slowly, sentiment will build over a number of years.

The mere fact that you think it will jump back up shows we have some way to go.

Thats all well and good as long as the banks decide to start lending again. There can only be so many cash buyers in the market and they will only have a certain war chest.

Also, if house prices were already at over inflated levels that were not sustainable, then surely this is a correction and for prices to recover to previous levels will just cause the same problems again, would it not?

absolutely, well done.

I did the same just over a month ago, having been "out" of the UK property market for about 2 years. Deals out there are great, especially new build that they need to shift.
