Losing downstairs WC?

I live in a small (Barrat) house that for some reason has 3 toilets. I'm thinking about converting the WC by the front door (Top of my diagram) into a cloakroom and also move the washing machine from the kitchen to where the pan currently sits. This would then help with my proposed kitchen design.
I have no plans to sell, but I wanted the PH thoughts on whether losing a WC downstairs (rarely used) would put future buyers off when they see a washing machine where they might expect to see a toilet?? The kitchen would look sleek though

Okay - you don't have plans to sell so its not an immediate issue, but you might need to think about reinstating one when the time comes.

I would be using the soil pipe for the washing machine drain-off, so it would be straightforward to reinstate the WC anytime in the future.

Except the dowstairs loo being on the other side. Thats an identical copy of my house.... New builds...all the bleeding same.
Anyway I use the downstairs loo as my parts store.
It currently contains 4 wheels, tubs of oil and paint, 1/2 a bumper, a jasper carrot Tape, some decorating stuff and other "I'll keep that incase it's useful another day" items.
The Mrs is going spare, but frankly it's useful. And I've not had to remove the loo yet.
