Does the collective wisdom of PH know if there is any mechanism in place to provide a recourse when a Landlord has entered a property without any prior permission and without a "chaperone"?
What reason did he give for doing that?
tty.keep up at the back.
The landlord has given no reason, there has been no communication, but subsequent facts have come to light that confirmed our suspicion that she entered the house in the Christmas break.
We strongly suspect they attempted to do the same yesterday as well so this is not a one off as such.
Given that they've not communicated in anyway the defense of an "emergency" would seem unlikely to hold any water.

Simply nosy - is a possibility but they've upped the ante by claiming that we're subletting and have damage the property; none of these things are true as the managing agent can attest to.

If I were you I'd be expecting to have notice served.
To be honest I'm not concerned about her motivation more that she's entered the property without any permission.
How do I know that she's not walked off with my accounts from the last 2 years, my bank details, deliberately caused damage etc etc.
There must be some form of protection mechanism in place or does this just fall under some kind of "best practices" type arrangement?
And I'm fully expected notice to be served by the way...

I would imagine that access by the landlord is specified in your lease and it would require prior approval. You may be able to have redress due to breach of the lease in this case, but its a civil law matter as is trespass I think (I aint no lawyer)
Is there a burden of proof on this though? i.e can Gnubee prove the landlord has been in the property?scotal said:

Does he come round when you are in as well? If not i would get a cctv device and made it obvious, like near the front door. Or maybe get something that looks like cctv even if its not working and put it near the front door with a little sign on it saying you are on candid camera, that should help :-)

Why not go for the simplest solution and simply change the locks? She can no longer get in without causing visible damage.
You would need the Landlords permission to change the locks and you would also be obliged to provide a set of keys to the Landlord since they do actually own the property
