) room skimmed for £500, walls and ceiling. Not quite a flawless finish, but perfectly acceptable. Took 4 guys a morning to do.Edited by minimoog on Monday 26th January 13:46

What's the £10.50 per Sq/m for if the £50 is for labour and materials? Surely labour and materials is all there is?

Budget for £12.50/m2. That's the general figure I use working as a QS.

my brother is a professional, i asked him. I can assure you his finish is so smooth with your eyes closed it feels like glass.

All i know is he has work coming out of his ears (at least 6 months worht doing 6 days a week), and his sector has been hit quite hard with the big R.... To get a good finish takes some time, it's not the case of slapping it on the wall, smoothing off and bobs your uncle. Quite a lot of going over with wets/boards to get a good finish. The reason he is in such high demand is because the painters need to spend such little time prepping it for paint...
depends on what you feel is acceptable, but its not like its a regular thing you have done....

A really useful site for getting a ballpark figure for many building jobs is www.whatprice.co.uk. Funny, it also gives prices for dental work, useful if the builder you use and don't pay smacks you in the mouth.
