I want to buy a house while im still living at home and do it up over some time - a project

Only thing is every estate agent i look in have mint houses, and i want one that is a bit st.

Where can i look?

Thursday is property day in our local paper. Generally speaking property of all prices is advertised weekly. May be worth a look if you have such a publication local to yourself.

bear in mind when I bought mine I was prepared to do work on it but the more I stripped it back the more I found needed doing - to the point that when I finished stripping out I was stood in the kitchen and when I looked up I could see the tiles on the roof from 2 stories down...

took me twice as long to refurb the house having done everything to it but I know the house won't need anything doing for a good 20 years other than a tin of paint on the walls every now and again

no your wrong,THEY ONLY CLAIM TO HAVE MINT HOUSES the fact is most of them will be utter snotters

ok a bit st within reason

One that needs maybe new plastering, kitchen, bathroom and painting etc

I want to get on the property ladder but somewhere sub 100k that i can live in short term, then sell

No, I've had a few agents ask how, uh, good the property needs to be. But a clue on the house sheet is "needs modernisation"

look for the words 'in need of modernisation' in the window ads

when you go and look at a house try and price the work that needs doing and then double your budget

Ah! Was only pulling your leg.. Two of my friends have just started the venture you're talking of, as it happens. Both quaint stone houses in Nort Yorks villages. One is a pretty simple one, plaster and paint, with a bit of plumbing, though one is in desperate need of a LOT of work, pretty much everything bar the actual shell - but the price reflects it. It's a beautiful looking little terraced cottage, though, and in a gorgeous location.

Best of luck. I'm sure it'll give you quite the breath of satisfaction when all is complete.

Morbid as it sounds, obituary columns, online court rosters looking for eviction notices/reposessions/bankruptcies you'll probably need to have the services of a legal clerk or get very friendly with the court house staff.

Other than that I used to drive round neighbourhoods, scout out dilapidated houses/flats and post leaflets through the door asking to buy people's homes. Worked a couple of times and paid a fair price to the owner and saved a lot on other costs too! Also contact various housing associations and see if they are about to reduce their housing stock.
