Currently living in a flat with another person, but after having a chat with the flatmate last night, about various things, i've decided that i would like to move out and find somewhere else to live.

I can't seem to find my contract on the flat i'm currently in, but did find my tenancy agreement stating that it started on the 7th March 2008 and that it was a 12 month agreement. So does this mean, i have only till Saturday to say im ending the agreement, or should i be expecting something coming through saying i'm signing up for another 12 months?

I'm going to go and have a chat with the letting agents after work to see what they say, but any advice before hand would be appreciated.

Depends on the landlord. He can either carry on with any party giving a months notice, or he can instigate a new contract where each party needs to give 2 months (normally) notice, but thet'll cost him money.

you're correct, you can leave on saturday. if this isn't convenient you may be able to arrange a rolling contract so you could extend it a month at a time.

if the landlord has a fully managed contract he gets paid regardless of whether its tenented or not, and i doubt the agency can fill your place at such short notice so you could easily negotiate a week or so to find a new place.

Ok, that's interesting to know, but i wouldn't want to leave on Saturday biggrin Maybe in a month or 2 as i'm going to look at a new place this Saturday. From when i signed up, the flatmate found me and not the agency, but i still had to go through the agency and get shafted for fee's and believe the flatmate had to pay the full rent to cover the flat i.e. double his normal rent, because there wasn't anyone there.

The current contract can continue in its present form ' held over' however 2 months notice must be given by either party to finish it .
