Christmas tree farming

Bit of a random question, but does anyone on here have any experience of this? I am looking at a property to rent, three miles from the centre of a major city, good road access, with just under 3 acres of arable land attached. The only thing I can think of is Christmas trees. Back of a fag packet calculations suggest it should yield around 1000 trees a year (once they have grown of course). Any helpful information welcome.
