Small business unit near Cambridge?

Anyone got any advice/pointers/etc on small units in/around Cambridge? Perhaps 40-100m^2.

It's to run a mail order business, I'm looking at relocating from Suffolk to Cambridge.

Something like these:

And does anyone know if freehold is significantly better than leasing? The small units here - http://www.propertypilot.co.uk/pdf/215+136395.pdf - are £10k pa to lease and £100k to buy (plus some service charges)

There don't seem to be many on Right Move - is there a better place to look?
