Opening a brewery taproom - am I mad?

we've been looking for a taproom venue for a few years now, but operate within a notoriously difficult planning are (Peak Park) so we've had a few false starts, but finally have got change of use on a decent sized industrial unit.
Given what's going on in the world, do I need my senses checking?!

Unless you already have a following or almost unlimited resources a tap room is a great way to lose a large amount of money quickly right now.
