Front room setup, which way to go?

I've just had my new TV delivered, its a LG Oled 55 B8 and I'm very happy with it, I also currently have a PS4 and have upgraded too Netflix too 4k. Our house is the middle of 3 so neighbours on both sides which I have to take into account when looking at my audio options in the long term when the house gets done next year.
Originally I was thinking an AV Receiver and a 5.1 Kef system that I have a deposit on but am now thinking that this may be too much, (more for the neighbours than myself.) The front room is 5m by 3.5m and when the house gets done a false chimney breast will be removed and all the walls will be plastered, new flooring etc, etc.
Do the pros know if there are any possible soundproofing options open to me, that could be installed when the rest of the house is being done? Is there something that could go on each relevant wall before they are plastered that would enable me to get the maximum out of any future potential system without upsetting the neighbours?
If I'm honest I was quite surprised at the sound from the TV when gaming or watching a Bluray, much better than I was expecting but for the short term I am looking at a sound bar with a budget of £250 and the Yamaha YAS 207 seems to tick my boxes, any thoughts?
Which ever route I go down everything has to match up so I am getting the most from the combination of TV, audio and games console and I want to be able to hook my phone up, (Bluetooth?) for my music.
The games console will probably end up being the Xbox 1X.
Any thoughts or ideas on the best way forward on the above would be greatly appreciated.

This could be considered sacrilege by others but I have my home cinema audio running through my floor standing hifi speakers and dont use a sub woofer.
I get plenty of bass but not the earth shattering vibrations you get from a sub.
Coupled with surround speakers it sounds great and doesn't annoy the neighbours

I live in a ground floor apartment and all I do is switch off my sub. I leave the mains (big mind you) to create the bass. You soon get used to not being pummelled by a woofer, and it still sounds great.
Just one of those things. I also make sure any movie is done before 11pm.
Even at moderate volumes, with the sub on low, it'll still sound immeasurable better than your TV or soundbar speakers. You can't beat proper surround speakers, and seperation.

This is what I did. When used with a 'proper' 5.1 system with rear surround speakers, not a sound bar the result was an enjoyable experience for the viewers without driving the neighbours nuts.Can you hear your neighbour's TV, washing machine or even them just walking around? If you can't, you don't really have anything to worry about as they probably can't hear you either. I wouldn't worry about it to be honest and as long as you're not playing it loud after 11pm, no one should moan. Once they have their own TV or sound system on, they definitely won't hear you and if they did, they're probably the type that deliberately listen for noise.
I had a neighbour like that years ago that complained about the vacuum cleaner being used during the day. She used to live in the country so must have been used to total silence. Thankfully she moved. You can fit soundproofing material within the walls should you really need to. You cannot beat a proper 5.1 setup, anything less is just boosting the TV speakers so really need to decide if you want surround sound or just slightly improved TV audio which you can get from a soundbar.

I looked at headphones after the above post, and there are some stunning bits of kit but it seems that to get the most from high end stuff I'd then need an amp, is this correct?, (remember I am not clued up on all of this stuff.)
Re the going underfloor. When the guy delivered the TV he popped in for a nose and to see if the 5.1 Kef system would work in here. As it would all fit in with the house being done he said all the relevant channeling and under floor wiring, fitments, etc would be no problem at all and that the system would be ideal for the room size and layout we have planned, mind you he is also the guy that did me the deal on all the kit.
I very rarely here the neighbours to be honest, and stupidly hadn't even thought of looking at it that way, no TV noise, washing machines or the like so I think for now I will get a sound bar to get me by in the short term and to keep me happy.
I'll probably pop to Richer sounds and have a nose there as I'm thinking of the Yamaha YAS 207 at £249 but I will keep trawling online just incase a bargain pops up on a clearance or ex demo model.

I have Rogers LS33/B33 speakers. Large full range 2 way bookshelf speakers that sit on passive subwoofers which turns them into floorstanding speakers.
This gives effectively 5.2. I've used a 7 channel amp to bi-amp the fronts and for me it gives a tighter more controlled and directional bass than provided by a sub woofer hidden somewhere in the corner.
