House price q...

Just a beermat estimate -
If someone paid 365k for their house in Jan '07, did nothing to improve it - what is a reasonable estimate of the current value?
Appreciate that this is a little 'how long is a piece of string' - but its clearly not £200k and also not £500k so was just wondering whatr science could be applied.

According to HousePrices no detached houses have shifted in that road since September 2007 (???) - and from experience of selling a similar house in Epsom town centre (which is at least desirable for 2x train lines and shopping centre) it either goes in a week or so, or you end up having to drop the price to attact buyers.
Good luck but i don't think you will get your money back (unless you managed to get a very good deal on it pre-credit crunch?).

we actually viewed it yesterday - good reason for the lack of interior shots - there is NO kitchen - just a range, cupboard & sink, few carpets throughout
The sun roon on the back has the original windows still in (rest has been double glazed) switches are bakerlite (guessing original - so it'd need re-wiring & a temp kitchen at the very least)
Owner says they bought it year ago intending to renovate but (long story) didn't and have now found something else...
Quite depressing as we really liked the look and feel of the place - but the work required puts it closer to £370k in my book - might just pop in a cheeky offer & see what happens....

I've actually done 8am reccies on a number of occasions and the road isn't that bad - most of the traffic is going north/south so that stretch doesn't seem to get that bad.Thats a lovley looking place but 1 factors limit it for me:
1) Over a mile from station
2) Poor access to the A3 ( i currently do the daily schlep to Hammersmith up the A3)
That is actually the third house we've seen on that road, and we've offered on two:

Probate sales - seem to think this is work full asking - been on since the Summer

Dropped from £550 to £530 - i think it'll have to come down a little more....
You're dead right about Leatherhead - little going for in in its own right - but for us it keeps us close to family without Cobham prices....
