Simply look up Commercial Mortgage rates/quotes, then see how much you'll get bum raped for deposit and fees.....

Most lenders will be interested in the model and more importantly the repayment cover of the borrowing.

Rates are quite good at the moment for 10 and 15 year money.

It's the margin that the lender adds that makes all the difference. They will asses the risk of the project / business to come up with a figure
