Took out a 100% interest only mortgage back in 2007 to buy, renovate and sell on a run down house. Fast forward a year and and it was worth pretty much the purchase price after renovating it. I let the fixed rate end but just as this was about to i got made redundant and went self employed. Ive tried numerous times to get a mortgage but most lenders refused due to only having a year or two of self employment under my belt.
Now onto the present time, im approaching 3 years of successful self employment and looking to get this mortgage sorted once and for all so i can start paying back some of the capital. Most of the lenders that are offering 90% wont entertain the self employed. So this is where i am requiring help as to locating a lender that will. Any suggestions guys?

There isn't a lender who won't lend to someone who is self-employed.

However, there are far more hoops to jump through and criteria to meet if you are self employed. And at 90% they are likely to be very cautious about who they lend to.

A quick scan around the market would suggest that (excluding any affordability requirements) it is possible for a self employed person with 3 years worth of accounts (assuming marginal variance in profit) to obtain a 90% remortgage from :

Accord mortgages
Woolwich - especially if you are a Barclays client
Newcastle building society
Bath building society

all with rates around the 5-6% area - now that may or may not be any better than the standard variable you are already on. Have you asked your existing lender if you can simply switch to a repayment basis with the existing loan terms?
