Discussion
Some of you may remember my house build from a couple of years ago. Rebuilt it completely and now have it up for sale.
It's been on with the same EA for a year and had a few viewings but always from people with houses to sell first etc which haven't gone through.
Now i've gone down the we buy any house route and they have made an offer and have sent out a contract for me to sign. It's with my solicitor and it seems ok apart from the fact it gives them 6 months to pay (the agreed amount, no less) and they can pull out at any time. Note i have not paid anything to them and will not either.
So before i go down this route, which isn't ideal (possibly) , i thought i'd ask you lot for some advice if you've been in a similar position?
Spoke to the EA today to see if they have any cash buyers they normally deal with but that was like pulling teeth. Almost as if the woman wasn't allowed to talk about such things and was trying to avoid the discussion.
I'm quite prepared to sell the house below market value to get it shifted but my worry is if i drop the price with the EA then that would effect what the cash buyers will offer, normally around 80% market value.
So any suggestions on what route to take, who to talk to etc? I have no need to sell so i'm not desperate, i would simply like to get things moving rather than sitting on it with nothing happening.
Your advice and experiences are appreciated in advance.
Cheers,
Olie

Ollie be very carefull here. Google fast house sale bbc news to see interesting article. The 6 month clause is their get out free card. Also make sure paperwork details they cannot reduce offer nearer completion.
My client does this, legitimately with a cash fund. PM me and i will send you his number

Hi Ollie,
My company buys property quickly for cash but I must warn you 80% seems high for a cash offer from that company. They`ll likely drop the price last minute just as you`re about to move! I`ve seen this happy loads of times, no wonder our industry gets a bad name.
I`d rather be straight with you from the beginning and stick to an offer I make, so not to waste anyone`s time, and also for ethical reasons.
If you PM me the details of your property I`ll see if I can help you in another way, as I also own a Fast Sale Estate Agency and we have great success in selling property quickly. We intentionally keep the amount of properties under 20 so your property will not get forgotten. Which is one of the big downfalls of most EA`s. As not to upset mods I`ll say no more on here but feel free to contact me and I`ll advise you as much as I can, even if your happy to stay with the original company.

Auction it
Surely it's worth sticking it on the market at -10% and seeing if you get any offers first? I'd go for a quick sale over an auction if there is no immediate rush. OP - tell the EA that you will only entertain viewings from those who are chain-free - I had to really ram this point home with some agents (by cancelling the contract after 3-4 weeks!)Edited by fido on Wednesday 17th April 16:29
I went to buy a property from one of these fast sale companies last year, for cash, they had a price offers overX, we offerd x, and complete as fast as you like, just give me time to clear my cheques, the agent refused and uped the price, I walked away after ringing the owner direct to tell him I wouldn'r deal with his agent.
Subsequently bougth from a 'normal agent' made a cash offer on a house that was part of a will, the agent was great, we were buying from neathew who had been left it by hiss aunty, the agent took great care to make sure the lad understood I was offering cash but wanted a good discoumt, deal went throught no problem
