Any good 5 year fixed rate repayment mortgages out there?
Discussion
Pretty much as per the title, does anyone know of any decent 5 years fixed rate repayment mortgages currently on offer, with minimal set up charge?
My current lenders want me to pay the ERC up front if I change my rate with them, whereas I was hoping to add it to my balance, which would still keep me under the 65% LTV.
Thanks in advance Stevie

Define minimal set up charges?
Rates are set up with keen rates plus fees & higher rates without/minimal fees.
For example there will be rates at circa 3% but will have £2k of fees, approx 3.19 with about £800 of fees and 3.39% for completely fee free etc
The actual numbers involved will dictate which one works out most cost effective over the five years.

I currently have two products with my provider, one tied in for two years and the other, 2.5 years. Something like 4.49% and 4.99%
Ideally, I would like just the one product
They are advertising for remortgages a 5 year fixed rate of 3.19% with only a £100 arrangement charge. This would bring my monthly payments down a bit and also secure my mortgage payments for the next 5 years
I was hoping to add the ERC onto the existing balance. They're saying they can't do that if it's just for a rate change, however, they will call me back next week about restructuring the mortgages.
