We are due to come off a 3 year fixed at 4.99%... I was hoping that the variable would be less than 4.74%.

It used to be 4.24% up until about 18 months ago.........the lowest SVR is circa 3.99% so it's not horrendous, unlike some lenders who have their at circa 5.99%.....
