I own 3 properties and rent them out. I rent privately with my partner.

In the next 2 years we're likely to buy something of our own. We're not married. While we may sell one or two of those properties to fund our own purchase, it's unlikely, and we certainly wouldn't sell all 3.

Am I right in thinking I'd only pay the 3% stamp duty surcharge on my half of the property?
What would happen if/when we get married? I assume there's nothing to pay at that point.

If you're not moving immediately then I'd suggest wait for the budget later this month as no one has the final confirmed details until they've been published.

The proposed rules suggest the 3% will apply to the whole transaction however nothing set in stone yet.

Everything I've read says you'll have to pay 3% - unless you buy in your pattner's name. Which may not be desirable, or possible.

It will definitely be a joint purchase. It means saving twice the amount we'd planned on, but it's not impossible.
