Depending on work and missus, I may be selling my current house. It has a residential mortgage, and we live there. However it was let out last year (under existing mortgage, mortgage company were aware). All bills etc are in my name, but I am still on the electoral roll at my previous address, which is my parents house.

If I sell the house, I'm hoping that I won't be liable for CGT as I will get Private Residence Relief. But is that correct? Or does Letting Relief come into play? And how do I declare this?

I have an appointment with an accountant at the end of the month, but I want to get an idea of what to expect.

Thanks in advance

There are a number of reliefs available to you which should mitigate or perhaps even wipe out any CGT liability -

any gain is time apportioned based on the overall length of time the house was your main residence plus you get an additional 18 months "free gratis".

you will get letting relief because you are selling a let residence that was once your main residence

you will, of course, be able to offset your Annual Capital Gains Tax allowance

Not a problem, I assume you have moved back into the house, if you have been living in it and can show stuff like bank, driving licence, electoral roll etc then no CGT to pay. They only get arsey if you move every six months and are obviously making a business of it.
