Property jointly owned with brother - divorce

Just a quick question before I see solicitor....

Divorce starting soon, I have a buy-to-let that is half owned by my brother, so when calculating value of assets, I believe that as the property cannot be sold, equity is reduced by a percentage, is this correct?
