What options are likely to be available to a married couple with two young children in the following circumstances;

Him, UK citizen from birth, in full time employment
Her, Canadian citizen on spousal visa, stay at home mum
First time buyers, would ideally like to take advantage of HtB on a new build
At a push may be able to muster 10% deposit on 200k purchase, 5% more likely once all other costs are factored in / appreciated...

BTW, its not me!

They should be able to buy a property in the normal way.......

My wife is Mauritian and we had no problems getting a mortgage with Halifax.

Shouldn’t have an issue. It’s your financial history they’ll be interested in as your the earner.

I'd avoid HSBC based on experience of a current application going through.

Thanks, progress has been made it seems, wifey on mortgage is a complete no-go in their circumstances but they managed to get qualified up to £208k and today had an offer accepted on a lovely new build 3 bed cottage by an independent builder that was almost 10k cheaper than the standard 2.5 bed identikit box houses that all the big builders are knocking out at the moment.

I would listen to Sarnie. He has arranged more mortgages for PHers than he has had hot dinners.

Often very complex ones.
