house sale conveyance quote and fees question

hi need some advice

recently sold my property , no mortgage on it , buyer was cash buyer no mortgage required , easy as easy could be transaction

was provided written quotation at the beginning of £750 , have been automatically deducted £1819

not a happy bunny , have already asked for breakdown of bill by email.

q is it usual for the deduction to be made automatically from my funds
q what can I do to dispute amount being over twice the quote they provided

It is usual to deduct agreed fees.

Solicitor usually makes sure all the sums are correct & provide a breakdown.

Was the £750 legal fees or estate agent? Was the quote £750 plus disbursements?

They would normally provide you with a completion statement a few days before completion.......

This. Could the difference be VAT, disbursements & maybe agent's fees? Only the statement will tell you.

£750 legals plus disbursements

seen the statement now and expect £849 back very shortly

bunch of muppets have charged me something I've already paid .

eventually received the refund today , this is after a full week of being assured 'it'll be in your bank tomorrow Sir'

bunch of clowns at the lawyers recommended by purple bricks - avoid if you sell with them and use your local solicitor...

Never use lawyers recommended by estate agencies, they are basically conveyancing conveyor belts where your file will get passed from desk to desk. I'd rather see my solicitor face to face if there are issues!!

Aha, there's the crux of it.

Yep, a decent local conveyancer - or even a decent non-local one, our preferred is 100-odd miles away where we used to live - is a better option than these conveyancing factories everyone seems to go for.

I don't think there's any right or wrong but if you find one you like, stick.

I used a northern bucket shop for a sale recently - really good. I was obviously dealing with a paralegal or something rather than the sol, but no matter.

I used a local pricey firm for what became the related purchase, and they were just as good, but twice the cost, i dealt with the actual sol, and they sent long emails :-).

I’ve never had a bad experience with local, recommended solicitors. Sounds like you have.

Spent 3 weeks telling my agents solicitors i had no intention of using them yet they continued to call/email, used local company, any issues i could pop into their office.
