Re-morgaging a commercial property

I have a commercial factory / warehouse unit that I am looking to use to raise some finance for another project and thought I would see who the Powerfully Built Goatee sporting types of PH would suggest.

At that level, my first port of call would be whomever you do you business banking with. Alternatives to look at:
