Charge bridge loan rates

Hi

I’m in touch with a broker to borrow £100k against some land and a barn I have to enable me develop another barn I have permission to convert. He said in normal circumstances the interested would be 1% per month but the best deal he’s found is 1.25% per month for 12 months with 1 months interest as an exit fee. Does this sound about right ?

I'm not in this field but sounds just about right.....1% per month is the usual ball park in normal circumstances.....
