Tenant Not paying rent

Hoping for some advice, I have a tenant who has not paid rent since Feb. Ive been chasing up and getting no responses at all, even sent messages to say if you are struggling financially due to the current climate, let me know and we will sort a payment plan out, but heard absolutely nothing.

We had a conversation at the end of Jan and I told them that now that the 3 year term had ended I wanted them to move out as I want to sell the house, which they where fine with, the house is too big for them so they wanted something smaller anyway. We agreed on 3 months notice and they would move out at the end of May, unless they find something sooner, in which case I would not hold them to the 3 months.

Im now not sure what to do, they refuses to return my calls, however is reading email and texts, I've been chasing weekly for payment and got absolutely nothing. Asked them to contact me so we can arrange a payment plan but got absolutely nothing.

Not quite sure what to do next, I didn't serve them with an official section 21, was instead a notice them them to leave by the end of May so presume that means nothing now. With the new Covid laws, I doth think I can serve them with a section 21 for 3 moths from march so does that mean I can't give them a section 21 until June?

Do you know how they pay? If benefit and two months in arrears you can apply to council to have paid direct to you.

Other than that I'm afraid I don't know. You could seek advice from one of the many firms like Landlordaction
