Costs to buy and sell house

My last few moves have been company supported but now I'll be picking up the tab myself...Ill be selling for £300K and buying for £400K ish.

No mortgage involved. Timing (Covid permitting) would be Q3 this year. UK mainland

Ball park how much should I put aside for all fees, taxes etc for both transactions? I know stamp duty has had alleviation but maybe I cant rely on that

Solicitors
removals
Stamp duty etc etc.

Assuming you're buying / selling your main residence then Stamp Duty is £10k on £400k

So maybe allow another 10k for selling / buying costs...

You'll save a bit by not having mortgage fees and be able to arange your own survey etc.

I’m currently buying and selling around that figure.

£4500ish for agents
£3000ish for solicitors
£1500ish for removals

So £9000ish total

I would aim for £17k but be prepared to pay up to £20k. No more than that.

Surveyor £1000.

No stamp duty to pay if you complete before the end of March.

Time is tight now to get it done by end of March.
I used house simple - now called strike - to sell my mums house in May.
Did viewings myself. Floor plans pics right move ads enquires and viewings bookings all done by them - for nothing. Total agents costs = zero. Recommended!
Solicitors if you don’t have one lined up don’t use warehouse type places, try a local recommendation with a physical presence so it’s easy to speed them up if necessary.

I have moved recently and my costs were:
Estate agents - 0.8% + VAT to sell
Solicitors - £850 to sell, £1750 to buy
removals - £200 for the biggest van I could rent for a few days plus a lot of uncosted lifting and shifting by myself.
Stamp duty - £1500 as I benefited from the reduction. Otherwise it would have been £16500.

Brilliant experience from start to finish, cost me nothing as I just said I wasn’t interested in any add ons.

I’ve recently sold for £270k and bought for £225. Costs all in were around £5500, including moving fees, survey, estate agent and solicitors.

I think next time I,ll try one of the cheaper options for the estate agents such as Strike.

Our agent fees were over £3k inc Vat. We did all the viewings and sold on the same afternoon the house went online. Thereafter our agent did FA and the agents for the property we were buying did all the chasing up and down the chain.

Yeah, the guy who did the pics and floorplans said they cross-sell conveyancing (don't), removals, utilities, all sorts.
You can pay extra for better pics, accompanied viewings etc but the basic package is free.
I honestly can't see how they make it work.
I've also used Doorsteps on a building plot but that was £94 all-in - quite expensive
