Selling New Build with stage payments

Anyone have experience of the above ...were the developer and we may have a buyer at the foundation stage who would be making some alterations to plan etc ...looking for advice/experience on this ..the projects we've had before sold after building completed ..

IMO you should consult a solicitor with specialist experience in construction projects. There is endless scope for disputes to arise in the situation you have described. Stage payments are straightforward. However, the problem is that you don’t know what you’re being asked to build, how long it should take or how much it should cost.

Another possibility would be to start off with a standard form contract to build the complete project to a specific design but with scope for the customer to make “variations” and a clear mechanism for how the variations would be charged to the customer.
