I have an outbuilding in my garden that isn't currently being used, so I thought it could produce a few bob if I let it as office space or storage. Though I've poked around online to find rental costs, I keep coming up against much larger commercial type lettings. So could anyone point me in the direction of a realistic figure to at least start negotiating with if I choose to go ahead?
It is a self contained carpeted building with heat, power and internet. The usable area is roughly 3.2m x 2.5m and there's a small shower room in the corner with wc. The wash basin is within the office area. I originally used the building as a spare bedroom for my in-laws as our stairs are so steep, and hence the little ensuite. We are in a village just outside Sevenoaks Town centre.
Any pointers would be helpful.

I’d say £2.5k to £3k a year tops. It’s a limited market on a number of fronts.

Probably get more via Airbnb with an corresponding increase in hassle mind.
