So I made a mistake this weekend, went away to watch some car racing with the troops and when left to her own devices, my good lady wife wound up going to view a plot of land with outline planning permission in place for a house…
Now I need to spreadsheet the life out the impending situation to see if it makes sense! Would anyone be able to recommend the PH of self building and/or a good source of info on self build finance so I can run the numbers on typical rates etc.

Buildstore were quite expensive if you have a google you should be able to find some smaller players, building societies that offer self build mortgages. I'd expect rates around 3 to 5% and some decent fees. I doubt they will do 5x salary either.
Most importantly you need a good spreadsheet of all the expected costs as they will want to see this plus a contingency. If you have a reasonable cost per sqm they should accept it.

I'd highly recommend Ecology Building Society for a self build mortgage. They are well known in self build circles and always come recommended. They are very easy to deal with once you have the paperwork required to get the ball rolling (plans, SAP rating etc)
Avoid Buildstore, they are expensive with a lot of fees
