To have a chance of making a real return (above inflation) over 10 years, you will need to take some risk.
If you genuinely have 10 years, then it’s 100% equities IMO.

Better to be buying now rather than start of year.
You could make 8-10% per annum by the end of the 10yr period. But no one can predict with certainty.

That depends if you're comfortable with the prospect of seeing your £400k investment showing a value of £200k which to many people isn't something they're comfortable with.
Volatility isn't the same as return of capital but to most people who want a "fairly safe" investment 100% equities probably isn't it.
