Lock up garages valuation?
Discussion
We have a set of 4 lock up garages in the family - these are all physically attached to each other and are in essence at the bottom of the gardens of 3 houses + have roughly 4 meters of land deep behind them which then directly attaches to the houses.
These have been in ou r families ownership from nearly the 1950’s and in the area all the other garages are owned by the houses so a rather unique setup.
Anyway this is in East Essex
Any idea at all for ball park value?
These are not the narrow type garages - at least 3 of them you could have a modern car in with doors both sides open and still not touch the walls.
They do have the original wooden doors - (and pretty tatty doors but functioning and very secure likely only need a good paint) - that aside good garages.
Any ball park ideas would be helpful

Really hard to tell without seeing them and knowing thr area. A quick online search days £80 per month each rent for a dodgy area up to £250 if they are in a really well of area.
To sell
Even harder to gauge .
A dodgy part of Aberdeen a lockup goes for 8k. A high end part of Edinburgh a single can be 40k.
Demand is always high to buy though so check out local prices on gumtree for a ball park figure.

I would think somewhere in the £15-£20k each region, a couple of things that will have a bearing on the garages:
- any electricity or water?
- I'm a little unsure if the garages are freehold, do they have their own legal title?
- access to the garages - who owns the road to them? Is this maintained, if so by who?

Bear in mind values can vary depending on perceived development value and the benefit to a neighbour of buying them to extend their garden.
