I made a 40k payment to my sipp in past two years which is screwing up my HSBC online mortgage affordability calculation.

Hsbc deliberately use the profit after corporation tax figure.

The sipp payment is more like 5 or 10k historically so doesn’t reflect my ongoing income.

Is this something I will likely need a specialist mortgage broker for?

If HSBC aren't lending you the amount you need, then yes, a good broker should be able to help you......

FYI Sarnie is a good broker and has sorted many PHers mortgages. (Just in case you don’t already know)

My accountant wrote to virgin money, saying that had I not taken a one off payment of £25k into my SIPP my profit in a particular year would have been £26k, and in precious years, the company had put £6k into my SIPP. And added to salaries paid to my wife and me, out joint income including dividends after business costs could have been £50k.
That seemed enough to clarify the situation for them.
