Re-mortgage questions, can anyone help?

Looking to move / remortgage.

House 1: Barclays mortgage. 375k / 187k repayment mortgage
House 2: Santander. 500k / 250k interest / repayment mortgage.

One of these has to go.

Purchase house 3 740k

To fund house 3 we’ll sell house 1 and can either let house 2, or sell (fingers crossed).

We’ll have to use either Santander or Barclays as both are 12 months in and 1.2 / 1.3% interest rates.

Anyone in here I can chat to re what options exist for the additional funds?
