Hi All,

Just wondered if anyone knows the approximate value per acre of greenfield land that's been given permission for commercial development?

South west of England, near a motorway junction and existing large industrial estate.

Thanks for any clues.

Any where from nothing to a heck of a lot. Far too many variables to even begin.

You would need to get agents to value. IME of doing this recently its a bit like platting soup, but eventually after enough calls you might get 2 or 3 out to have a look.

+1 could be from anything from 20k to 250k per acre or more Anywhere in the country. Best to get it valued.

If you say which Junction its on I might be able to help. I'm involved in a lot of land acquisition and disposal in Devon.

As has been said any fag packet number is subject to lots of variables. If consented and serviced plots are £500k per acre the true value of a plot like yours is £500k less the cost of services, you'll need to do bit of homework to get a reasonably accurate answer.

You also need to consider topography and ground conditions. Will you incur additional costs for items like foundations that might further reduce value?

Also what is the planning permission for, are there restrictions?

Are there any contractual issues like overages to consider?

Don’t these go out on formal(?) tender with an agent who’ll give a guidance valuation?

Unless you’re the one selling it, it’ll be hard to know really until it sells.

There may be many variables determining which offer the seller goes with, which impact its value.

Auction, private treaty, tender... all depends on stuff.

Indeed. Stuff.

Too much stuff to know about if you’re on the outside looking in pre-sale.


I’m not so sure on commercial but it could be under an agreement with a developer for decades… so it’s “value” will be somewhat irrelevant.


I’m sure whoever owns it knows roughly what it’s worth.
Find out who owns it and ask them what they’re after for it hehe
