A while ago I instructed a solicitor to remove the lenders charge from our title deeds, paid the fee & had them forwarded to us.

Reading through them (most of its rubbish) they have my wife’s name as her maiden name. We bought the property before we were married.

Is this something I should have updated or will it not matter ?

Solicitor said it’s no big deal.

I just wondered in time if it could create complications.

I shouldn't imagine it would matter? So long as you have a marriage cert.

Also why pay to take the charge off the property? Surely once you clear your mortgage balance the charge is null and void?

I had no issues selling a property 2 years ago, which had the mortgage paid off 3 years prior to sale. Never even thought about the charge on the deeds.

Lender said I needed to instruct a solicitor to do this, just done it, didn’t cost a lot really and keeps everything right.

I just wasn’t sure if I would need to change her name on it.

Intrigued I did some googling. Looks like you can update the name on the deeds for free, just fill out the form, with a copy of an appropriate certificate. No solicitor involvement required, as with removal of the mortgage charge you can just fill the form our yourself. By the looks of it.

I’m in Scotland not sure if it’s different, it cost about £150 no biggie
