Hi all,
I need to sell my villa in Spain. The local agencies are not successful with their efforts.

I'm happy to pay a pretty substantial commission to get it sold, and am flexible on the price. Anyone got any suggestions besides the obvious of lowering the price? BTW, I'm contracted with the estate agent until April 2024.

What I *think* I'm looking for, is someone that has good contacts in real estate that can bring in a buyer at a fair commercial price for both parties, and I'm more than happy to pay the right commission. What I need from the other side, is to actually find me a buyer.

The photos probably aren't helping attract buyers, the opening one showing the edge of the pool with some patchy grass and sea in the distance doesn't really tempt me to open the listing. Why is the ducting above the extractor fan in the kitchen not covered? It doesn't look like anyone lives there, perhaps some artwork on the walls, dress the rooms to look like a stylish lifestyle is possible. The agent just seems to have put a piece of fruit on a counter, or bizarrely a brush next to the kitchen sink or a mug on a table, none of those things suggest a 2 million euro property really.
My cousin sells high-end properties in NYC and most of her job is dressing the houses to sell the potential lifestyle on offer, maybe the Spanish market is different?

I agree with the above, the pictures are horrendous.

They don’t give any indication of flow through the property, they are just separate pictures of lovely, but empty spaces. At this price point it needs to be so much better.

I would expect photo of the front then video then floor plan followed by the detail pictures.

I am no means a estate agent but if i was looking for a villa near your that listing wouldn’t pique my interest.

The main thing that listing suggests to me is that it’s an incomplete renovation. For example: you have a kitchen with the protective film still on the extractor, not one single degree of personalisation evident, along with the word “potential” used at various places, especially in connection with the lower floor (for which there don’t seem to be pictures?).

If you’re looking at Brits buying it, and want access to people with the funds to do so, surely the obvious people to speak to are the top tier UK agents?

That was my first reaction too.
I think it needs really professional pics with some from a drone showing the position off better. One of the first I looked at made me think it's right on a road and at that price I would not go any further.

The pictures are overall not great ,is it better in the flesh ? If the answer is yes then I suggest that's the starting point.

Looking at the ad, I’m thinking a fair commercial price is more like 400 to 500. I’m not surprised there’s no interest

With due respect OP that looks like a property where the refurb has been abandoned (drive way is unfinished as are the external surfaces of lower floors) so you’re selling a project rather than a home. No idea what properties in this part of the world fetch, clearly it is in a very good location but I think there have been some mistakes made with spec that would put a lot of buyers off. Doesn’t look like a two million property. The wires that have been used for the balconies don’t look like they’ve been installed properly ? They’re sagging in these photos ?

That might be building code in Spain but I doubt you’d be able to build like that in this country and I think anyone with a young family would take one look and think they’re not safe for kids with a sheer drop below.

I’d live there, it looks beautiful.

Needs all of the wire in the many railings tightening up though

Whilst Lisa and Amanda might be a little too far North to assist you, I know that Pia does work in your neck of the woods, so maybe she could advise you and steer you in the right direction?

My parents used https://www.villasfincas.com/ to buy and sell.

Agree with the photos, fine if you want a sterile white box, but most people want some character that can easily be achieved by dressing the property.

Thanks for the feedback.

I built the house and yes it is finished, but not decorated. I was told not to decorate it, because a buyer may not like my taste, and to leave it as a blank canvas.

For those unfamiliar with the Spanish way of doing things, there is something called "trasteros", which refers storeroom. What a lot of people do, is they build rooms under the house which get classed as a storeroom, and these dont count towards the overall meterage calculated. In this area, the building regulations use a calculation based on land size to determine how big your house is allowed to be. Using the storeroom, this gets around that, hence the references to potential. People can do whatever they like to these rooms; I haven't done anything with them. Again, blank slate.

Yes, I could do a bit more to it. It costs very little to make cosmetic changes, but what I dont want to do is do things that might put people off.

For reference, La Zagaleta is an urbanisation a few miles from mine. The average price in there is something like €9.7m. Vladimir Putin has a villa in there which was €55m. It's an expensive area, so I'll just leave it at that.

Id personally take the wire down and put a glass railing in. Would be much safer for children/pets and look higher class.

The price is ball park for the area and size of property… and there’s plenty of encouragement for the agent when there’ll be 6 figures in shared commission on a sale.

But you’re competing with 100’s of similar properties in the €2-3m price range across Nueva Andalucia, Benahavis, El Pariso and Cancelafa…. And even more if you include East of Marbella.

IME, empty properties rarely sell here unless they are significantly under priced. Prospective buyers need to walk through the door and immediately picture themselves living the life style.

It needs some quality interior furniture, artwork, outside furniture, sun loungers… you’ve got to sell how a prospective buyer would enjoy their time there with family or friends.

Agents are 10 a penny in Marbella (everyone ‘works in real estate’)… and no wonder when fees are 5% and you only need to make 1 sale a year to earn a very good living. They rarely seem to actually do anything proactive.

When I sold my Maltese Villa many years ago the estate agents were incredibly hard working on my behalf and deserved every Lira of their commission.
